We undertake residential valuations for a large range of corporate and private clients. Our valuation reports are used by our clients to assess the suitability of property for mortgage lending purposes or to make an assessment of suitability for purchase or sale. A valuation report provides a lender with:
an assessment of the market value (lenders wouldn't want to lend £100,000 on a property only worth £50,000) and the cost of rebuilding the property
an indication of anything that may affect the value (for example subsidence, or the need for major repairs like a new roof)
A valuation report is not a survey and you should not rely on the information alone - it isn't enough to give you a comprehensive indication of the condition of the property. You may not have any grounds for complaint if you rely on the valuation report alone and you later find a problem with the property's structure. You should therefore consider getting your own surveyor to undertake a Homebuyer Survey or Building Survey.
